The most important question in any rental agreement is how difficult it would be for your landlord to dislodge you. For example, if your landlord is able to evict you very easily, it may be more difficult for you to force your landlord to make repairs or challenge rent increases. Safe tenants have pretty strong rights. Most private tenants have a lease. Some have a license instead. Your consent may be written or oral. In most cases, yes, but it is possible that you have another type of lease that your agreement says you have. Although most leases do it correctly, it is worth checking it out, as different types of leases give you very different rights. In most cases, your landlord needs to inform you and can`t just ask you to move on the last day. There are special procedures that the owner must follow if he wants you to go. These depend on the nature of the lease. Some types of leases cannot be guaranteed. If you fall into one of the following categories, you should seek immediate advice: your lease will continue until it is terminated by you or your landlord.
However, in practice, the line between a licence and certain types of leases is often blurred. You won`t necessarily get a license or lease just because the landlord says that`s what you have (see below). If you sign a joint lease with another person or group of people, you have the same rights and obligations as the others. Your landlord must also keep the equipment for the supply of gas, electricity, heating, water and sanitary facilities in good repair. Your landlord may have additional repair obligations depending on what your lease says. However, some owners use the wrong type of written agreement, so your type of rental may be different from your contract. You can also be a safe tenant if you moved in after February 27, 1997, but this is quite rare. This can only be done if your landlord informs you in writing that you have a guaranteed lease before the start of your lease, or if you previously had an insured lease agreement with the same owner. The new lease to be used for all new leases on or after December 1, 2017: you are responsible for the assumption of the property. This may include unlocking a fall or changing a backup if necessary.
